June Maintenance - Midwest

Summer's here. Focus on cooling, pest prevention, and storm prep.

June in the Midwest means heat, humidity, and the occasional severe storm. Your house is shifting from heating mode to cooling mode, and thereโ€™s a new set of concerns.

This Monthโ€™s Focus

1. AC Tune-Up (If You Havenโ€™t Already)

Your AC is about to work overtime. Make sure itโ€™s ready.

  • Change the filter (seriously, do it monthly in summer)
  • Clean the outdoor condenser coils
  • Clear vegetation away from the outdoor unit (2-foot clearance minimum)
  • Listen for unusual noises

Difficulty: ๐Ÿ”ง๐Ÿ”ง | Time: 30-60 minutes

2. Check Attic Ventilation

Poor ventilation = hot attic = higher cooling bills = shorter roof life.

  • Make sure soffit vents arenโ€™t blocked by insulation
  • Check that attic fans work (if you have them)
  • Look for signs of moisture or mold

Difficulty: ๐Ÿ”ง๐Ÿ”ง | Time: 30 minutes

3. Pest Prevention

Summer bugs want inside your nice cool house.

  • Seal gaps around pipes, wires, and foundation
  • Check door sweeps and weatherstripping
  • Look for ant trails, wasp nests, etc.
  • Trim bushes away from the house

Difficulty: ๐Ÿ”ง | Time: 1-2 hours

4. Storm Prep

Midwest summers mean thunderstorms, possibly severe.

  • Trim dead tree branches near the house
  • Check that sump pump works
  • Know where your main water shutoff is
  • Secure outdoor furniture that could blow around

Difficulty: ๐Ÿ”ง๐Ÿ”ง | Time: 2-3 hours

5. Inspect the Basement/Crawlspace

Heavy spring rains may have caused issues you havenโ€™t noticed.

  • Look for water stains or dampness
  • Check for musty smells (mold indicator)
  • Make sure dehumidifier is running if you have one

Difficulty: ๐Ÿ”ง | Time: 20 minutes

6. Clean Ceiling Fans

Theyโ€™ve been collecting dust all winter. Now that theyโ€™re running, that dust is circulating.

  • Turn off the fan
  • Wipe blades with a damp cloth
  • Check that blades are balanced (wobbling = loose screws or warped blades)

Difficulty: ๐Ÿ”ง | Time: 15 minutes per fan

The Bottom Line

June is about keeping cool and staying ahead of storms. Your AC is your best friend nowโ€”treat it well. And donโ€™t ignore that sump pump until you need it.
