August Maintenance - Northeast

Late summer transition. Start fall prep while maintaining summer systems.

August in the Northeast: The Turn

August is the month when summer starts thinking about leaving. The days are noticeably shorter. There’s a hint of crispness in the morning air. You’re not quite ready to let go of summer, but fall is definitely on the horizon.

This is transition month. You’re still in summer maintenance mode—keeping the AC running, the lawn mowed—but you’re also starting to think ahead. Get on contractors’ schedules now for fall work. Beat the rush.

This Month’s Tasks

1. Schedule Fall Furnace Service 🔧

Time: 30 minutes to schedule

Don’t wait until the first cold night to discover your furnace has issues. Schedule service now.

HVAC companies get slammed once temperatures drop. Booking in August means you’ll actually get an appointment before you need the heat. Ask them to check the system, change filters, and verify everything’s ready for heating season.

While you’re at it, ask about any AC issues from this summer. Address them now while they’re fresh.

2. Roof Pre-Fall Inspection 🔧🔧

Time: 1 hour

Before fall leaves start clogging everything, inspect your roof for summer damage.

From the ground (or safely on a ladder), check for missing or damaged shingles. Look for damaged flashing around chimneys and vents. Check fascia and soffits for signs of wear or animal activity.

Address problems now before fall rains make them worse. A small repair in August prevents a big leak in October.

3. Power Wash Exterior 🔧🔧

Time: 2-4 hours

August is a good time to clean your home’s exterior before winter.

Rent or borrow a pressure washer. Clean siding, walkways, and decks. Remove mold, mildew, and algae that built up over the humid summer. Be careful with pressure settings—too much can damage surfaces.

A clean exterior looks better and lasts longer. Dirt and organic growth hold moisture against surfaces, accelerating deterioration.

4. Dryer Vent Cleaning 🔧🔧

Time: 1-2 hours

This is a critical safety task that’s often overlooked. Clogged dryer vents cause fires.

Disconnect the dryer and clean the vent from the dryer to the exterior. Remove lint buildup from the entire run. Clean the lint trap housing inside the dryer. Check the exterior vent hood for blockages.

Do this annually at minimum. If your dryer takes longer to dry clothes than it used to, you’re overdue.

5. AC Maintenance Continues 🔧

Time: 15 minutes

Your AC is still working hard. Keep up with filter changes and basic maintenance.

Replace or clean filters. Keep the outdoor unit clear of debris. If you’ve noticed any issues—strange sounds, reduced cooling, short cycling—schedule service before you shut it down for the season.

6. Garage Door Safety Test 🔧

Time: 15 minutes

Before winter, make sure your garage door is safe and functional.

Test the auto-reverse feature by placing an object in the door’s path. The door should reverse immediately. Test the photo-eye sensors by waving an object across the beam. The door should stop and reverse.

If either safety feature fails, it’s a safety hazard—especially with kids and pets. Get it fixed.

7. Outdoor Furniture and Equipment Assessment 🔧

Time: 1 hour

Take stock of your outdoor furniture and equipment before storing it for winter.

Clean everything thoroughly. Make note of repairs needed. Check if anything should be replaced. Cover or store items that won’t survive winter exposure.

A little attention now means you’ll be ready to enjoy your outdoor space when spring returns.

The Bottom Line

August in the Northeast is a balancing act. You’re still in summer mode, but fall is definitely coming. Schedule furnace service now to beat the rush, inspect your roof before fall storms, and tackle cleaning tasks while the weather cooperates. Enjoy the last of the warm weather, but don’t ignore what’s ahead.
